If you are building a small house, it means that your budget is limited.
At the very beginning of the design, and even more so before construction, you must understand the exact amount for which you will build a house.
A ready-made solution (or a ready-made offer from the developer) will give you an accurate understanding of the final cost of construction and you will not go into negative territory.
There are a lot of pitfalls in the layouts of compact houses, first of all it concerns technical issues.
In houses from 50 sq.m. to 70 sq.m. it is possible to get 1-2 bedrooms, it depends on the square footage, which will be closer to 50 or 70 m2. If you plan three bedrooms, the square footage will be about 80 m2.
When the budget is very limited, and a small house is suitable for your needs, it is optimal to follow these recommendations:
* The thinner the walls, the better
First of all, this is the optimization of building structures. If you build a house using stone technology, it immediately becomes more expensive. As the weight of the walls increases, the foundation becomes more expensive, such a house needs to be insulated.
Secondly, the thinner the walls, the larger the area of the premises will be obtained inside, this is what is needed because with the same size of the house from corner to corner, stone will always lose out in the total area, for example, wooden. When choosing a stone technology, make sure that the structural span in your layout is not more than 5.5 m. If you choose a wooden structure, then no more than 4.5 m.
* Use lightweight and affordable technologies
Wooden frame, wooden beams, SIP panels, there are more ready-made solutions, for example, sea containers that are insulated from the inside, and the facade is finished from the outside.
Ready-made, prefabricated, inexpensive — these three words should be present in any technology that you choose to build a house from 50 to 70 m2.
* Simple shape in the plan
Your house should look like a rectangle, elongated or compact in plan.
Don't make a square, because a square will always have a dark center of the house. There will be no extra money for anti-aircraft, skylights in a limited budget of a house from 50 to 70 m2.
If you choose any shape of the house, except rectangular, you need to abandon all the recesses, protruding parts that are suitable for houses of a larger area, where the facades are longer and require architectural diversity.

The entrance to the house very often dictates to us the configuration of the site, the location of the entrance, orientation to the cardinal directions. This is where you should start designing the technical core of the house. This is the heart of your future building, where all engineering communications such as water supply, sanitation, ventilation, all collectors, heating equipment and so on converge.
This is the axis on which all other living spaces are strung. Next, we mark up where the living room and bedroom (bedrooms) will be. If you are planning two bedrooms, a dressing room is required at the entrance to the house.
It is this algorithm and procedure that will allow you to correlate all rooms as comfortably as possible for life and optimally for construction.
* Do not design personalized rooms in a compact house
Such as an office, a master bedroom with a separate wardrobe, or even a workshop.
* Do not make passageways in a small house
Walk-through living rooms, like the Soviet layouts in Khrushchev were popular at the time, nevertheless, this is a very low level of comfort and it is not recommended to repeat this in your home.
Make a house according to the principle of a centered layout. When a technical core is formed in the center along with a distribution hall and useful rooms grow around it.
* Multifunctionality of the premises
When the size and budget of a house are limited, we cannot afford to produce a room for each individual function as in large houses.
We combine the living room with a corridor or a hall. These rooms will not be passable if we form a special area along the wall through which access is provided, for example, to the bedroom or to the terrace exit.
We combine the technical room with a laundry room and a pantry, getting three functions in one room at once (if you heat an electric boiler).
We combine a bedroom and an office.
* Built-in furniture or custom furniture
It is in a small house with restrictions in the cutting of premises that we direct all our resources to furnishing.
And here, for the proper arrangement of furniture, all the skills of the designer are required.
Just this point can significantly affect the budget, due to high prices for built-in or non-standard furniture. But it will compensate for the lack of space and make the house more comfortable.
* The kitchen is smaller in size
Therefore, we leave one thing: a kitchen island or a dining table. The shape of the kitchen itself in compact houses will be straight or L-shaped. Just don't make an l-shaped kitchen sink in the corner, which is wildly inconvenient!
* Bedrooms are smaller in size
. A bedroom in a small house should be 10-12 m2. This is not much, but for a house of 50-70 m2 it is proportional and acceptable.
* Lay sliding doors
This is a rarity for our market, but these doors exist and they can be used in projects of small houses.
It should be a door that goes into a pencil case, which in turn is mounted directly into the partition and there the door disappears.
This solution is more expensive than conventional doors, so we recommend using them only at the entrance to the bathroom, because, from experience, this is usually the busiest location where a lot of streams intersect.
In addition, this is a very interesting solution both in terms of design and functionality.
* Utility room on the street
In the case of a small house, it will be an extension or a canopy.
* The second entrance to the house is through the terrace
Often, projects of small houses are built by summer residents, gardeners, gardeners, and the use of a house with a similar purpose implies the presence of a second entrance or exit from the house, this time an economic one not a front one.
Such an entrance in the house will deprive you of several square meters.
Make a second exit from the house through the terrace, which should always be in a small house, because this is a good opportunity to increase the area of your house at least for the summer.
One-storey house
If you make a two-storey house of the specified areas, unfortunately, the stairs will be one hundred percent inconvenient for you. The steps will always turn out to be very high, because there will be little space for the stairs.
A one-story, small house will fit perfectly on six acres.
