Vitaly Zlobin

Architect and founder of the design school, created the HOMESPRO architectural studio in August 2019. Now this is a strong team of designers, architects, engineers with extensive experience in architectural work and technical design of modern individual residential buildings.

    HOMES PRO makes interior design projects based on their individual or off-the-shelf designs.

    If you order a project or buy a ready-made one in our office, you can also order an interior design from us, which will be developed with the participation of the architect of the project.

  • What do you need to start working on a project at home?

    1) Cadastral passport of the land plot; 2) GPZU (Urban Planning Plan of the Land Plot) obtained from the administration of the settlement where the land plot is located; 3) Report on geological surveys on the land (can be ordered from us); 4) Topographic survey of the land plot (desirable); 5) Examples of layouts and facades that you like (approx. 3 pieces).

  • How is the work on the project at home going?

    1. Meeting and discussion of the problem. At the first stage, we meet and draw up a brief on the project. The brief is a future technical task, which is an annex to the contract for design work.

    2. Thoughtful sketch. At the second stage, the architect performs a preliminary design, in which he takes into account all the wishes and creates the basis for the working documentation. The sketch is brought to the state of "like everything", and after that the stage is considered closed.

    3. Analysis of the structural scheme of the building and calculations. At the third stage, the design engineer makes changes to the draft design based on clarifying calculations. All changes are agreed with the customer.

    4. Creation of working documentation. In the fourth stage, a team of engineers (structural engineer, mechanical systems engineer and electrical network engineer) completes all the necessary sections to build a house.

    5. Issuance of a complete project. At the fifth stage, the complete project in .pdf format is sent to the customer by e-mail for final verification and approval. After that, the albums are printed and given to the customer.

    6. Implementation of working documentation. At the final stage, the project manager answers all the questions that the builders have regarding the drawings before building the house.

    7. Project support. At any time, any interested person can get oral advice on the working documentation.

  • How long does it take to create a house project?

    Draft design - from 1 to 2 months (depending on the speed of coordinating decisions with the customer);

    2) Working documentation for houses up to 300 sq.m. (all sections) — 2-3 months.

    3) Working documentation for houses with an area of 300 sq.m. (all sections) — 3-4 months.

  • Is there architectural supervision for the construction of the house?

    Yes there is. The schedule for visiting the construction site is tied to the PPR (Project Works). The cost of the architect's departure is 10,000 rubles (up to 50 km from the Moscow Ring Road) plus 100 rubles (for each kilometer over).
